Cheapest DVC Resort Maintenance Fees

The initial price per point isn’t the only thing you have to consider when looking for the cheapest Disney resort. Another thing to keep in mind is that, as a timeshare owner, you must also pay annual maintenance fees. Annual maintenance fees, also called annual dues, cover things like resort maintenance, amenity upgrades, staff wages, and emergencies like natural disasters. In a similar fashion to the initial price of the timeshare, maintenance fees are charged on a per-point basis and vary from resort to resort. They also go up over time. Maintenance fees can offset the initial cost of a timeshare by quite a bit. Thus, it’s important to factor them in when making your decision. Here are the cheapest Disney resorts ranked by maintenance fees in 2024:

Aulani, a Disney Resort and Spa (Subsidized): $7.33

Aulani offers the cheapest maintenance fees of any DVC resort. However, there is a catch. When Aulani opened in 2011, an accounting error caused the first buyers to overpay for their timeshares. In order to compensate for the error, Disney offered these buyers a subsidy in the form of lower maintenance fees for the life of their contracts. These subsidized contracts can still be found on the resale market. Due to their limited nature, however, they are rare, and often sell before they even hit the market.

The Villas at Disney’s Grand Floridian Resort and Spa: $7.57

The Grand Floridian is DVC’s flagship resort. Featuring grand Victorian styling, a wealth of amenities, ultra-luxurious accommodations, and proximity to Disney theme parks, it’s easy to see why this resort is among DVC’s most expensive. However, with some of the cheapest maintenance fees of any DVC resort, your long-term savings could make up for the initial cost.

Bay Lake Tower at Disney’s Contemporary Resort: $7.59

At just minutes from the park, Bay Lake Tower at Disney’s Contemporary Resort offers unbeatable convenience to the Magic Kingdom via a monorail that runs right through the resort.
