Exploria Resorts offers a mountain getaway at Pocono Mountain Villas in East Stroudsburg, Pennsylvania. This four seasons resort retreat welcomes families and couples throughout the year. Two former Exploria properties in the Smoky Mountains moved to Capital Vacations management in July 2025. Pocono Mountain Villas by Exploria Resorts
The Pocono Mountains (AKA Poconos) spread across Northeast Pennsylvania and overlook the Delaware River. Its hills and valleys are full of popular recreational areas for locals and tourists alike.

What’s New at Pocono Mountain Villas
You may notice a longer name for Pocono Mountain Villas when comparing places to stay: “Pocono Mountain Villas by Exploria Resorts, MOD Collection by Sonesta.” The property joined Sonesta’s MOD Collection through a brand affiliation, so booking sites can now carry both names.
Sonesta detailed the affiliation in the January 2026 announcement. Exploria continues to market the same property as “Pocono Mountain Villas By Exploria Resorts” on its own website.
Updates are also underway at the resort. Exploria says renovations are continuing, and several room pages note that their photos show renovated accommodations. Not every unit has been updated, so ask about the condition and features of the villa you’re booking.
Four-Season Things to Do at Pocono Mountain Villas
Pocono Mountain Villas calls itself a “four seasons resort retreat,” with activities that range from outdoor pool days to indoor swims when the weather turns cold. There’s plenty to do on the property, though the options available during your stay will depend on the season.
For an active day outdoors, the resort lists Guided Zip TreeVentures, Blue Lightning Tubing, and Destination Earth Paintball. Blue Lightning offers tubing without snow, while Bushkill Riding Stables offers horseback rides. Valley Station & Mini-Golf and A Yak or Two Adventure Center add more choices to the activity lineup.
Fairway Pools & Fitness Center has indoor and outdoor pools, with the indoor pool offering a place to swim during colder months. The resort also lists a hot tub, children’s playground, arcade, and ropes course among its amenities. Check activity hours, age requirements, and any separate charges as you plan your visit.

Pocono Mountain Villas Accommodations: Tree Tops and Fairways
Pocono Mountain Villas has two accommodation sections, Tree Tops and Fairways, with options ranging from studios to three-bedroom villas. The villa types below include washers and dryers, a useful convenience for longer stays or family trips.
In Tree Tops, the Premium 1 Bedroom Tree Top sleeps 4. It has a queen bed, a sofa sleeper, and a full kitchen in a multistory layout. The Premium 2 Bedroom Tree Top Loft sleeps 6. It has a queen bed, 2 twin beds in the loft, a sofa sleeper, and 2 bathrooms.
In Fairways, Exploria Resorts rates the Premium 2 Bedroom Fairway for up to 6 guests. The Premium 3 Bedroom Fairway is rated for up to 8. The 3 Bedroom Fairway also has a deck and a whirlpool tub. For larger groups, the Premium 3 Bedroom Deluxe has a capacity of 10 and 2.5 bathrooms.
Some villas can connect through a lock-off arrangement, allowing adjoining spaces to be booked together. Exploria rates the Premium Studio Deluxe for 2 guests, with a king bed and sofa sleeper. It says the studio can pair with a Fairways 3 Bedroom to form a four-bedroom unit. A Tree Top 1 Bedroom can also connect with a Tree Tops Studio for a two-bedroom stay. Confirm the available combination and total occupancy with the resort before booking.
Gatlinburg Town Square and Mountain Meadows: From Exploria Resorts to Capital Vacations
In July 2025, Capital Vacations acquired certain assets at two Smoky Mountains resorts from Club Exploria. These assets include management agreements, unsold vacation ownership intervals, commercial units, and a hotel at Gatlinburg Town Square Resort in Gatlinburg, TN, and Mountain Meadows Resort in Pigeon Forge, TN.
Today, Capital Vacations handles resort management, on-site rentals, and vacation ownership sales and marketing at both properties. You can read more in the July 2025 announcement.
Gatlinburg Town Square, formerly Gatlinburg Town Square By Exploria Resorts, offers 151 units just steps from downtown shops, restaurants, and attractions. Meanwhile, Mountain Meadows, once known as Mountain Meadows by Exploria Resorts, offers 21 units minutes from Pigeon Forge attractions.
Both resort websites now read “Proudly managed by Capital Vacations Resort Management.” However, some directories still show the older Exploria Resorts names. For example, Interval International’s directory continues to show the former name for Gatlinburg Town Square.
So if you spot the old name while searching, know that management has changed hands. Owners with questions should contact the resort’s management team directly through its website for the most current details.
