    This listing is basically a Requested Date Listing - I have several Marriott Timeshares and I am unable to use all of the availability every year so I try to rent out what I can to pay off the Maintenance Fees of these units. Please request any dates (or range of dates) you wish to look at travel along with Preferred and Secondary Room types, this listing says 1BR Oceanview but I can get any type or view when available. I can also book at ANY Marriott Vacation Club Properties or Affiliates (Sheraton/Westin Vistiana Properties) which are all over the world. I sometimes have Pre-booked options available which are listed below. These are Reservations that are immediately available for Rental so if any of them fit your dates you can just say you want that one. Adding nights would increase cost decreasing would lower. Offers will be considered if reasonable. *** Variable Availability Reservation: I can make a reservation for any time of the year where availability at the resort is present. Prices shown on variable listing are based on an average time period 7 day reservation for the room and view type shown. We can generally get any view and will offer pricing for those as well which may be lower or higher depending upon time period or length of stay you request. This change price in price is due to changes in demand index through Marriott. Reservation Timing Notes: It is best to try to book units at this resort 9+ months or more in advance and to be flexible with view and room size. The further in advance the more likely I will be able to get what you want. Most (90%+) of my reservations are from my Direct with Marriott Ownership, though I do also Manage a friends availability for him as well so in a few cases the actual booking may be on his Marriott Ownership. Since we own these units we have much flexibility in the dates that we can acquire. We have the ability to do daily reservations on the unit up to as many days are needed in order to get you your required stay. Check-in and Check-out can be on any day of the week. The only limitation we have is that the reservation has to be available. I price each reservation on the actual stay which means that your stay could come in at a lower dollar amount that the example such as if you wish to have a Garden view or have off season travel. As for actually getting what you want just contact me and let me know. If you require a reservation beyond 12 months from now a deposit would have to be made and then the reservation will be made as soon as I can as the reservations can only be made 12 months in advance (13 months in some cases for my ownership level). *** A bit about this Resort: The Maui Ocean Club property is one of the best resorts on the island with excellent ocean views along Kaanapali Beach and within walking distance to to Whalers Village. During whale migration season January to about April/May you can sit out on your Lanai and watch the whales pass you by from your room. Located not far from Lahina (Shopping and Dining) it gives you an optimal location to enjoy Hawaii in a relaxed but active state. Maui is the island of activity with many adventure type activities available to do, such as Snorkeling, Hiking, Biking, and extraordinary views from the top of Haleakala volcano (currently inactive but beautiful still). You will love the land and the villa... UPDATE: Unfortunately Due to the Lahina Fires of 2023 most of the city was destroyed and is undergoing rebuilding.. There is still a lot to do on the island of Maui such as the Road to Hana and exploring the Haleakala volcano in addition to the Active sports and hiking. *** My Reservation Policy is the following: Reservations made more than 1 year in advance - 50% (refundable if unavailable) deposit upon requesting reservation. Reservation will be made as soon as the reservation window is open which virtually guarantees availability. Upon Reservation Confirmation the additional 50% is due at which time the reservation will be transferred completely into your name. Reservations made 1 year to 75 days before travel - If the Reservation is available I will book your request and 100% of the cost will be due. Once payment has been received (due generally within 15 days of contracting) the names of occupancy will be added to the reservation. Due to Marriott policy our name will also remain on the reservation well however, given that you usually will receive some of the Owner Perks such as Free Self Parking (this is not guaranteed but has so far been the case). These perks are not available to Non-Owner bookings (ie through exchange companies). If your requested dates/view are unavailable and you wish to be put on a wait list for the reservation a 50% (refundable if unavailable) deposit will be required. You can remain on a waitlist all the way up to 75 days before travel. Upon Reservation Confirmation the additional 50% is due at which time your names of occupancy will be added to the reservation Reservations made 75 to 1 day before travel - 100% deposit (refundable if unavailable) of estimated maximum cost of reservation upon requesting reservation. I can under most circumstances do this over the phone where I would be able to temporarily reserve the unit, you can pay via electronic means, and I will be able to continue with the booking directly in your name to avoid having to fully trust on a refund if unavailable, and to get the unit in your name as soon as possible. If the reservation is available after payment it will be made with your occupancy details if information is provided to us before booking. This policy is due to the fact that any reservation completed at this point comes with serious restrictions should a renter back out before paying. As I am sure most people can understand we don't want to be stuck with something that we cannot use. This also applies to wait list reservations that are authorized to cross over into the 75 day period those must be paid with a 100% deposit before the 75 day window Cancellation Policy: There are NO cancellations, changes or refunds after the reservation is made. However, if there are serious issues with travel (not just a date change whim) and it occurs prior to the 75 days we may be able to work with you on either re-arranging travel or a partial refund as we may still be able to salvage usage of the week. Because we do not allow any travel cancellations I highly suggest getting some sort of travel insurance to cover any un-expected events. Basic insurance usually runs around $100.00 - $150.00. I can direct you to a few companies that Marriott uses for their owners if you wish. If cancellation is required 75 days or fewer to check-in due to an emergency situation we will help with some recovery if possible (if travel insurance wasn't acquired) but there are no Guarantees. Contract: We issue a basic signed rental contract for all rental reservations and deposits. This is done to protect both the renter, and rentee as to the details of the rental. This also provides proof of rental to a travel insurance company should something go worng and you have purchased travel insurance. In addition to this unit we do have other direct Marriott Timeshares. Our ownership includes Kauai HI, Maui HI, Oahu HI, Palm Desert CA, Pheonix/Scottsdale AZ, and Las Vegas NV.
