SELLER NOTES; Buyer pays closing cost and resort transfer fees****This is a lockout: Unit 322A (studio) and Unit 322B (hotel unit) connect, so you can enjoy both sides together as one stay — or use one side and rent or exchange the other. Sleeps 4 comfortably, 2 in each unit.
The resort sits on North Ocean Boulevard, right across from the beach, with four swimming pools (three heated), seven clay tennis courts, and shuffleboard. Building updates and renovations leave this as a premiere building.
Original owners since 2006 — we've simply aged out of using it. The June 2027 week is available and unencumbered. Annual maintenance fee is $1,113.39, and the November 1, 2026 fee has been paid, so the week comes with fees fully current***

More information on our formula...
Hotels usually sleep 2 adults per room, whereas the average timeshare units offer multiple private bedrooms, sleeper sofas and sometimes even bunk beds - adding value not calculated here. Timeshare properties are condo style units that contain all of the comforts of home... and then some!
Hotel total cost includes a 10% hotel tax whereas the average U.S. hotel tax is currently around 13.4%.
Timeshare total cost includes an increase in maintenance dues each year of 3%, as well as an estimated $1,000 in closing and transfer costs. These are estimated and will vary by state, county and resort.
Total savings does not take into consideration the added benefit of a timeshare unit having a spacious living room, washer and dryer, dining room and full kitchen, all of which add value and potential savings when you have the option to do your own laundry and enjoy a home cooked meal instead of dining out.
