Daily 3 Fees or deposits are charged for some amenities. If applicable, additional fees for some utilities, including gas and electricity may be charged by the resort and varies based on stay duration, season, room size and actual usage, and is payable directly to the resort by you. These fees are not included in the total booking price. Security deposit required upon check-in at the resort. The earliest you should contact the resort is 2 weeks prior to your check-in date. Smoking is not allowed in units. Resort cannot honor unit upgrades or moves. The property is located on or near a working farm. Guest certificate required for multiple reservations. Confirmation paperwork is required upon check-in at the resort. Not every two-bedroom unit has a loft. The Wolf Creek Ski Area is open seasonally. Ski rentals and private ski lessons are offered for an additional fee. Check-in is between 5pm and 10pm, and please call to discuss late arrivals. The Pagosa Lakes Recreation Center will be closed on Thanksgiving Day, Christmas Day, and New Year's Day. They will close early on Christmas Eve and New Year's Eve. Amenities and area attractions are seasonal. Contact the resort after confirmation of the vacation to coordinate Check-in or request any special needs during your stay. High altitude may aggravate certain health conditions. Resort is not suitable for handicapped people, or people with walking difficulties. Guest certificate required if person checking in is not on the account.
