Congratulations! You just accepted an offer from a buyer to purchase your vacation property. Now what do you need to do?

It is recommended that Buyers and Sellers use a signed sales contract that details the terms and conditions of the sale before you proceed to closing. If your offer was made through a licensed real estate brokerage, your sales agent should prepare and deliver a Purchase and Sales Agreement to both Buyer and Seller for execution, and will be able to provide you with a closing agent familiar with your resort.

If you are not currently working with a brokerage and need help preparing your contract, Timeshares Only recommends Fidelity Real Estate Agency | Timeshare Division, a real estate brokerage that specializes in timeshares and vacation properties. The transfer process itself can vary by resort, and using a brokerage can help make your transaction easy and efficient!

If you prefer to handle the sale process yourself, you will want to contact your resort management company or owner services department to ensure that you are aware of any specific transfer requirements or required paperwork your resort may have. Once you have a sales agreement signed by both Buyer and Seller, simply choose your closing agent from one of our featured partners.

Your closing agent should provide you with the following services: an estoppels and property verification process, escrow service, document preparation and recording (if necessary), and resort notification of the ownership change. For most properties, a title search and title insurance policy will also be available to the Buyer. This is always strongly recommended!
